Currently we have a seller’s market here in Seattle which means that there are more people looking to buy a home and that there are not enough homes for sale. Depending on where your home is in Seattle, Bellevue or surrounding areas, there is less than a months supply of homes for sale. To give you some perspective on what that means, a six months inventory of homes for sale is considered a balanced market, favoring neither buyer nor seller.
Even with a lack of inventory, it is still very important to price a home correctly for the current market, condition and location. Homes over priced still linger without being sold and everyday I see price reductions made on homes that have not been priced properly.
Pricing a home, strategy for marketing a home to attract qualified buyers and presenting a home to get the highest and best offer is an Art and I am a real estate agent well versed in that Art.
